Technically you can still be turned down. You can get away with a higher debt ratio than if you were applying for a conventional loan but you still need to make certain benchmarks financially. While the VA will technically allow for a zero amount down loan, the more your put down the better that will look toward the loan value to debt ratio.  The VA will guarantee a portion of a loan but only up to a certain amount. Lenders therefor can be more forgiving of you having higher debt because the VA guarantee lowers the risk to them. They are still going to look at needing a minimum credit score as well.

5k to replace a timing chain is robbery.  That said, you break one or a timing belt and there is usually engine damage.  I completely popped a rod when I broke a belt back in the 80s. Now I always replace them ahead of schedule.  It usually costs me $900-$1500. a chain shouldn't be that much different.

I had the car booked in for some exhaust work tomorrow.  So I called them and warned them that it'll likely need a front-end alignment, too!  :(

She must have hit the curb fairly hard to dent the rim. Hopefully didn't get a bent "A" frame like I did in an old car I had.

I just googled that engine. They sell used for apx $3,000

That may be a better option.

@Marcie Jensen that is fantastic news. I have not used my VA home loan benefit at all. I could see them saying you can only afford a $50,000 home. I have actually found one that I really like. That is actually across the street from our apartments. But I will be telling my wife the good news.

Good early morning?

 

According to one of my friends, you may need to upgrade to bi-fi @Jackie C. I did upgrade to 5 Gaydar but I don’t get any bars.  I’m told it’s because I’m in a 4 LocalTranExclusion area.  And it gets confused with the Gators mating season.

 

Live in NC?  Looking for a program for GCS?  I have a good friend that just got accepted into the UNC program.   She should complete hair removal, top surgery then bottom surgery all in the next 18 months.  She’s been trying for several years to get into a similar program.  The hair removal starts next month already.

 

My sponsor for this session is Acetaminophen PM  “when you need help getting to sleep, and your melatonin isn’t working try us.  We also help with your headache and sinus congestion.”


They compete with caffeine for my business.

 

I got my marine AC about half installed yesterday.  I should be able to test it out and button it up later. Unit is in, controls are hooked up now I need to get my water in and out hooked up as well as electric run to my circuit panel.  The water is the tricky part.  You’d think being surrounded by water that wouldn’t be a problem but water in has to come through the hull from below the water line, through a pump to the AC, them back out through the side of the boat.  Ever try to put a hole in the bottom of a floating boat without sinking it?  
 

check back Friday morning  to see if I’ was successful.

Good morning everyone! This mornings motivation is brought to you by Folgers. 
 

So I finally got the “official” punishment for my accident the other week, two day suspension. So I’m back to work tomorrow. Funny part is it actually solved a problem I was having with connecting with my new therapist. So I’m actually in the parking lot waiting for them to open now. Sipping my coffee and listening to it over Exaggerate how productive I will be today lol.

 

Oh and I’m very happy to report that my diet and exercise plan is working and I’m down 12lbs in 2 months!

Good morning 

 

Well I got a warning from my regular sponsor, he wants to add an exclusionary clause in my contract.    I said I’d consider the request and let them know.

 

@Mmindy see how we keep everyone entertained?  Love your net reference.  Guess that must have been you?  lol!  this is what happens when you are up in the middle of the night.

 

just got up and made coffee.  I’m not allowed to say more unless I agree to the exclusive contract.  So I’m have a hot, black beverage.  Ah that first hot sip of the morning!  And I always finish it to the last drop.

 

My ribs are slowly healing. I’m still going easy on them. At least as easy as I can.  
 

I need to start my day.

Willow, You need to tell whom ever your sponsor is that this thread is all inclusive including sponsorships. Just like this forum is.

 

Plus any sponsorship negotiations  need to go through me first. I will make sure that TP gets more than its far share.

 

Surprise, I see my therapist today. As apposed to when I thought it was next week. I have so many appointments I have trouble keeping them straight sometimes. (OK, most of the time)

 

Right now, 60 degrees on the ol' fenceometer. forecast in the upper 60s. Yeah. however the wind is going at it. So today. Some work on the dash. my noon appointment. maybe catch up on the last two Picard episodes. work on my model project. Most importantly relax.

Well the new therapist seems really nice. It was kinda funny, she got all confused when I got there. Apparently the scheduler got mixed up and put me in as female to male. Lol. Got it straightened out and will see her again next week.

Great to read all this good-natured chat. I'm dealing with a bad back with sciatica that wouldn't let me sleep for days, BUT I can now sleep again . Big relief. Other things going well, except my writing (apparently, one needs a fully-functioning brain to do that.) Big hugs, brothers and sisters!

@Hannah Renee I don't see a 5.5 liter engine in the specs.  It could be a 5.4 or a 5.0.

 

The Ford Coyote 5.0L is interference engine, meaning valves will hit the pistons if a chain breaks.  

 

The 5.4L is also an interference engine so there could be damage.   All Ford Modular V-8's are interference.

 

Most likely the chain did not break but the timing gear may have sheared as many have nylon cogs to enable quieter running.

Funny, my friend says the same thing. Her Bi-Fi is excellent. Tragically, I'm not bi so I have to scrape along with what I've been given.

Been a hassle getting parts lately.Called for a clutch kit for a John Deere tractor today,on backorder.This customer and his wife are good customers of mine and is costing them money on this part on backorder.My customers know I do not buy junk parts,come from John Deere,Case,Kubota,Caterpillar.

first my wife is all to happy to use your water letter outer but in reverse so it becomes a let it inner.  Honestly it not only can be done it is done frequently.  
 

I currently have 8 holes in the hull of my boat that are below the waterline.  Two sink drains a cooling water source for the engine, a source for the head (toilet for you land lubbers.) one for the sewer water discharge when you are far enough off shore, two for instruments that no longer work.  And the propeller shaft.  Any one of these could suddenly fail.  Most all of them have shut off valves to prevent water from getting on the qtong side of the fiberglass hull

Came out to my wife about a long time secret tonight.Told her about the age of 8,had feelings I am transgender.She accepted it and knew something was not going right with me after I turned 43 in January.There were feelings inside I am female.

the temperature is climbing back up to normal here. 80 by tomorrow.  That’s ok until the humidity hits.

 

I need to finish up my ac today. It’s taking longer than expected.

 

just heard from our son. He just finished his second day of upgrade live training to Captain and a new aircraft.  Sent a picture I presume was taken by his trainer.  He is beaming ear to ear.

 

I won’t allow my coffeeee to get cold.

Just finishing my delayed coffee after fasting for routine bloodwork.   Just had my annual physical and I came out to my Dr. He was so kind and said if/when I want to start HRT they have a couple endocrinologists who specialize in transition and he could give me a referral. So nice! Not quite ready to jump into that yet, but he was so understanding. Another small step in my social transition. I feel so happy! 😊

      Easy, I have felt the same way, not quite to the point of wanting to quit but sitting there one dosing morning and thinking "what am I doing?". I am in a crazy place right now; family is moving across the country, I am being laid off for the first time in my career and have to find a new job, and I'm in the middle of this gender journey that seems like it makes everything harder than it could be. I'd always been a "man with boobs", even when I was in my 20s and really skinny I had breast tissue, and now I'm accepting of that and want more but in a different way--I don't want to be a man with boobs, I want something different. I am something different, but it's hard because of nearly a half-century of social programing. So I empathize with your struggle, very directly.   I haven't dressed "male" for nearly six months and I just volunteered at a conference with my femme nickname and she/her pronouns on my name lanyard. The whole experience was great, I didn't feel a minute of anxiety or worry. That stuff comes at home, when left to my thoughts. Which is more telling? The comfort being Mae in public or the doubts and worry in private?   When I look in the mirror and see this more feminine me, it calms down the doubts and worry, so I'm starting to allow myself to trust in the former.

      Totally!  I started HRT 21 months ago.  I'm 53yo now.  I mostly did not want the feminine genes of my family to take me over.  I told my doctor I wanted athletic breasts.  She has kept me on fairly low doses and I'm avoiding progesterone so far.   It's mostly mental for me.  Taking the pressure off from not having erections is soothing and changes my thinking.  I just want that stuff gone.  I had fun with it, but I'm over it.   I'm extremely happy with what has happened with my breasts.  Perhaps it took more than a year, but they have a feminine, athletic appearance now.  I don't notice changes in the rest of my body.  I've always enjoyed being thin and straight and have no desire for curves.  I can dig that butch with a feminine touch look.  I was upset at cutting my hair, but I'm liking it now.   It's fun to see all these young transwomen in my environment.  Everyone has their own style and the younger generation has a style of their own compared to us older people.   OK, back to baking a pie and doing some knitting....

      The time I spent "on the street" was mostly in the woods.  I dislike cities.  Even now my "bathroom" is out in the back yard, and has been for years.  When you're used to it, it's not so bad.  Helps one keep up with the seasons. I have no desire to live on the street in a city. Most of my adult kids live in cities.  It's nice enough for a visit, but I still prefer the country.
